01904287 <br />Family and Habitat units shall be built by the Declarant. All units in the Neighborhood shall have <br />compatible styling including coloring. <br />T. All Utilities will be served underground. <br />U. Construction Time Frame. Commencement of construction of a residential dwelling <br />upon a Lot must begin after January 1st of any year and be completed by December 31 of the same <br />year. Declarant shall be notified at the time of the commencement of construction. No excavation <br />dirt shall be spread across any Lot in such a fashion as to materially change the grade or contour of <br />any Lot. <br />V. Fences. Fencing shall not be constructed on any Lot. However, railings for decks and <br />courtyards shall be allowed upon the Lot provided the Lot Owner obtains prior, written, approval <br />from the Declarant under Article XIII, Paragraph C of this Declaration. Invisible fencing for animal <br />control is permitted. <br />W. Air Conditioning Units. Any exterior air conditioning unit or system placed on any Lot <br />must be located in the side or rear yard. <br />X. Accessory Buildings. No detached accessory buildings, sheds, playhouses, greenhouses, <br />or structures of any kind may be constructed or installed upon a lot. <br />Y. Animals and Animal Shelters. No stable, kennel, or other shelter for any animal, <br />livestock, fowl or poultry shall be erected, altered, placed or permitted to remain on any Lot. Dogs <br />and cats are permitted subject to the condition that the pet(s) is not allowed to unreasonably annoy <br />and/or disturb the normal residential occupancy of the neighborhood or constitute a hazard to public <br />health safety. Loud dogs are not allowed. Dogs should be confined to the Lot by invisible fencing <br />and Lot Owners may walk dogs, but a leash is required. <br />Z. Signage. No advertising signs, billboards, or other advertising devices shall be erected, <br />placed or permitted to remain on any Residential Lot. No vehicles bearing advertising signs shall be <br />stored on a Residential Lot except in an enclosed structure. However, Declarant may allow any sign <br />advertising Lots for sale within the Residential Property. Owners can only erect a For Sale Sign" <br />advertising their residence for sale. <br />AA. Swimming Pools/Hot Tubs. Swimming pools and Hot Tubs shall not be permitted on <br />Lots. <br />BB. Grounds Maintenance. Declarant will be responsible and contract for the grounds <br />maintenance for the R lots and those S and T Lots who so elect at the expense of the Association <br />which will charge back the Lot Maintenance therefor as Assessments as provided above. Declarant <br />may assign such obligations to the Association which shall assume the same. <br />CC. Special Maintenance. Lot Owners may request special maintenance from the <br />Association for lawn or landscape care or snow removal or exterior building maintenance, provided, <br />17 <br />
