In the event either party fails to pay its <br />share of the expenses for maintaining the "parking lot" or <br />breaches this Agreement in any other manner, the nonbreaehing <br />party may rescind or revoke this Agreement upon giving thirty <br />(30) days prior written notice of intent to terminate; and this <br />Agreement.shall then be terminated. In that event, Second Party, <br />its officers, agents, employees, and business invitees shall not <br />have the right to use the "parking lot ". <br />10. Covenants.
