<br />Colorado Cellular, Inc., a Colorado Corporation, d/b/a Viaero Wireless, whose mailing
<br />address is 1224 W. Platte Ave., Fort Morgan, CO 80701, Grantor, in consideration of Nine
<br />Hundred Forty Thousand Dollars ($940,000.00) and other good and valuable consideration, the
<br />receipt and sufficiency of which is hereby acknowledged, hereby grants, bargains, sells, conveys
<br />and quitclaims unto Grantee, Mountain Tower & Land, LLC, a Colorado limited liability
<br />company, whose mailing address is 1224 W. Platte Ave., Fort Morgan, CO 80701, the following
<br />described real estate (as defined in Neb. Rev. Stat. §76-201):
<br />Lot 1, Martin's Third Subdivision, County of Hall, State of Nebraska.
<br />Subject to all easements, right-of-ways, protective covenants and mineral reservations of record,
<br />including but not limited to those "Restrictions," "Permitted Exceptions" and "Prohibited Uses"
<br />as identified in Instrument No. 200610447 as recorded in the Hall County Register of Deeds on
<br />November 22, 2006.
<br />Grantor hereby covenants with Grantee that the Grantor is lawfully seized of said land in fee
<br />simple; that the Grantor has good right and lawful authority to sell and convey this land; that the
<br />Grantor hereby specially warrants that title to the land is free from all encumbrances made by
<br />Grantor, and Grantor will defend the same against the lawful claims of all persons claiming by,
<br />through, or under Grantor, but against none other.
