Placke and Fannye Placke, a married couple, herein called the GRANTOR, <br />whether one or more, in consideration of One Dollar ($1.00) and other valuable consideration <br />received from GRANTEE, do hereby grant, bargain, sell, convey and confirm unto Noah D. Feese <br />and Emily G. Feese, a married couple, as joint tenants and not as tenants in common, herein <br />called the GRANTEE, whether one or more, the following described real estate in Hall County, <br />Nebraska (as defined in Neb. Stat. 76-201): <br />A tract of land comprising a part of the Northwest Quarter of the Northwest <br />Quarter of Section 9, Township 11 North, Range 9 West of the 6th P.M., Hall <br />County, Nebraska, and more particularly described as follows: Referring to <br />the Northwest corner of said Section 9; thence running Easterly along the <br />North line of said Section 9 a distance of 540.7 feet, more or less, to a point on <br />the prolongation of the Easterly line of Wheeler Avenue; thence running <br />Southeasterly along the Easterly line of Wheeler Avenue a distance of 840.7 <br />feet to the Northerly line of Twenty -Third Street; thence running <br />Northeasterly along the Northerly line of Twenty -Third Street a distance of <br />199.37 feet to the actual point of beginning, thence continuing Northeasterly <br />along the Northerly line of Twenty -Third Street a distance of 74.43 feet to a <br />point that is 30 feet Southwesterly from the Southwesterly corner of Block 2, <br />Knickrehm Fifth Addition to the City of Grand Island, Nebraska, also being a <br />point on the Westerly line of Locust Street; tbence running Northwesterly <br />along the Westerly line of Locust Street, also being 30 feet distant and parallel <br />to the Southwesterly line of said Block 2 a distance of 118.0 feet; thence <br />running Southwesterly and parallel to the Northerly line of Twenty -Third <br />Street a distance of 74.43 feet; thence running Southeasterly a distance of 118.0 <br />feet to the actual point of beginning. <br />And the GRANTOR does hereby covenant (jointly and severally, if more than one) with the <br />GRANTEE that GRANTOR is lawfully seized of such real estate and that it is free from <br />encumbrance except covenants, easements and restrictions of record; that GRANTOR has legal <br />power and lawful authority to convey the same; and that GRANTOR warrants and will defend the <br />title to the real estate against the lawful claims of all persons whomsoever. <br />Page 1 of 2 <br />G10870R <br />
