<br />ARTHUR E. OSTERMEIER and DIXIE L. OSTERMEIER, husband and wife, GRANTOR,
<br />whether one or more, in consideration of One and No /100 Dollars ($1.00) and other valuable
<br />consideration, convey to GRANTEE, OAK Farms, Inc., a Nebraska corporation, the following
<br />described real property (as defined in Neb. Rev. Stat. §76 -201) in Hall County, Nebraska:
<br />Beginning at the Southwest corner of the North Half of the
<br />Northwest Quarter (N 1/2 NW 1/4) of Section Twenty One (21),
<br />Township Twelve (12), North, Range Nine (9), West of the 6th
<br />P.M., thence South on the West line of the Section Three Hundred
<br />Seventy (370) Feet, thence East Four Hundred Twenty (420) Feet,
<br />thence North parallel to the West line of the Section Five Hundred
<br />Twenty (520) Feet, thence West Four Hundred Twenty (420) Feet
<br />to the West line of the Section, thence South One Hundred Fifty
<br />(150) Feet to the point of beginning, containing five (5) acres, more
<br />or less.
<br />Grantor covenants (jointly and severally, if more than one), with the Grantee that
<br />Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, covenants, and zoning ordinances or record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
