<br />SPECIAL WARRANTY DEED
<br />KK W ALL NN BY THESE PRESENTS, that METROPOLITAN LIFE INSURANCE C VAN% a New York
<br />corporation with its principal office located at 1 Madison Avenue, New York, N.Y., in
<br />consideration of the am of One Dollar ($1.00) and other good and valuable
<br />consideration, is hand paid by DALE F. SIROM and SHIRLEY STEARLEY, husband and
<br />wife as joint tomato with right of survivorship and not as tenants to common.
<br />Grantee, the receipt whereof In hereby acknowledged, does hereby sell and convey unto
<br />the said DALE F. STEARIM and SHIRLEY S7URILU, husband and wAfe as joint tenants
<br />with right of avrvlvorship and not as tenants in common, Grantee, their heirs and
<br />assigns, forever, the following described premises situated in HALL County, Nebraska,
<br />(as defined in Neb. Rev. Stat. 76 -201), to -wits
<br />The South Half of the Northwest Quarter (S1 /2 NW1 /4) of Section 30, Township 9 North,
<br />Range 10 West of the 6th Principals Meridian, Hall County, Nebraska.
<br />Together with all the tenements, hereditaments and appurtenances thereunto belonging
<br />or in anywise appertaining, and the estate, right, title, claim or demand whatsoever
<br />of said Grantor, of, in, and to the same or any part thereof.
<br />TO HAVE AND TO HOLD the above — described premises, with the appurtenances, unto said
<br />DALE F. STRARLEY and SHIRLEY STEARLSY, husband and wife an joint tenants with right
<br />of survivorship and not as tenants in common, Grantee, and assigns, forever.
<br />And said METROPOLITAN LIFE INSURANCE COMPANY, Grantor, for its successors and
<br />assigns, does covenant to warrant and defend said premises only against the lawful
<br />clabo of all persons claiming by, through or under it, subject, however, to the
<br />follovinq: (a) all zoning and building laws, ordinances, maps resolutions and
<br />regulations of all governmental authorities having jurisdiction which affect the
<br />promises and the use and improvement thereof; (b) all rights, covenants, conditions,
<br />agreements and restrictions contalned or referred to is any instruments of record;
<br />(c) rights of way, easameats, smd consents of record; (d) soma state of facts or
<br />conditions an accurate survey or personal inspection, made of the premises at the
<br />time of closing would disclose; and (e) any water, mineral or other rights already
<br />granted to or reserved by other parties.
<br />General taxes and special assessments of every nature shall be prorated between
<br />Grantor and Grantee to the date of closing. All. general taxes and special
