200108148 <br />2. Water. Public water supply is not available to the subdivision. Therefore, <br />individual water well systems shall be permissible on an initial basis. The Subdividers waive the <br />right to protest the creation of any future water district within or abutting the subdivision. Any <br />easements shall be kept free of obstructions and the Subdividers shall indemnify the City for any <br />removal or repair costs caused by any obstructions. Lots One (1) and Two (2) shall be connected to <br />such water district within two years of district completion. <br />3. Sanitary Sewer. Public sanitary sewer is available to the subdivision. At such <br />time as the existing private sanitary sewer service requires repair and/or replacement, all structures <br />requiring sanitary sewer service shall be connected to such public sanitary sewer supply. Connection <br />fees of $3,963.76`for Lot One (1), and $5,549.26 for Lot Two (2) shall be paid to the City of Grand <br />Island prior to connecting to the City's sewer line. <br />4. Storm Drainage. The Subdividers agree to grade all lots in the subdivision <br />in conjunction with the development proposed thereon so that storm drainage is conveyed to a public <br />right -of -way or to other drainage systems so approved by the Director of Public Works. <br />5. Sidewalks. The Subdividers shall maintain all public sidewalks required by <br />the City of Grand Island. <br />6. Flood Plain Since the subdivision is within a delineated flood plain, all <br />structures constructed shall have the lowest floor elevation to a minimum of one foot above the <br />elevation of the 100 -year flood as determined by the building permit received by the Subdivider or <br />successors from the Building Department under the provisions of Section 2- 1506.06, R.R.S. 1943. <br />No basement shall be constructed in connection with any structure in the flood plain unless such <br />basement is floodproofed and certified as such by a qualified engineer or architect. <br />-3- <br />
