<br />KNOW ALL MEN BY THESE PRESENTS THAT, Florencio Mendoza Ortiz and Kennedy
<br />Kaeser-Mendoza, husband and wife and Dale Wieseman and Cynthia L. Wieseman, husband and
<br />wife, Grantor, whether one or more, in consideration of One Dollar and other valuable consideration,
<br />receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto Paul
<br />F. Baustert and Carry S. Baustert, husband and wife, as joint tenants with right of survivorship, and
<br />not as tenants in common, conveys to Grantee the following described real property in Hall County, NE:
<br />Lot Ten (10) of Cedar Park Addition to the City of Grand Island, Hall County, Nebraska;

<br />A tract of land in the City of Grand Island, Nebraska, being Part of Lot Seventeen (17) in County Subdivision
<br />in the Southeast Quarter of the Southwest Quarter (SE1/4SW1/4) of Section Sixteen (16), Township Eleven
<br />(11), North, Range Nine (9), West of the 6th P.M. in Hall County, Nebraska described as follows:
<br />Commencing at the Northwest corner of Fractional Lot Ten (10); Cedar Park Addition, in the City of Grand
<br />Island, Hall County, Nebraska, thence running Southeasterly on the Westerly line of said Fractional Lot Ten
<br />(10) a distance of 46.5 Feet to the point of beginning, also being the line between said Cedar Park Addition
<br />and Fractional Lot Seventeen (17), County Subdivision of the Southwest Quarter (SW1/4) of Section Sixteen
<br />(16), Township Eleven (11) North, Range Nine (9) West of the 6th P.M., in the City of Grand Island, Hall
<br />County, Nebraska; thence continuing Southeasterly on last described course a distance of 19.3 Feet; thence
<br />deflecting Left 90 Degrees and running Easterly to the point of intersection with the line between said Cedar
<br />Park Addition and said Fractional Lot Seventeen (17), County Subdivision a distance of 34.7 Feet; thence
<br />running Westerly on said line between Cedar Park Addition and Fractional Lot Seventeen (17), County
<br />Subdivision a distance of 39.7 Feet to the point of beginning, EXCEPTING a tract more particularly
<br />described in Quitclaim Deed recorded as Document No. 97-101336.
<br />To have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the
<br />survivor of them forever.
<br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and
<br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from
<br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special
<br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and
<br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises
<br />against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire
<br />fee simple title to the real estate shall vest in the surviving grantee.
