<br />MASTER DEED AND DECLARATION
<br />This Master Deed and Declaration, is made by Thayer Family, L.L.C., a Nebraska Limited
<br />Liability Company, hereinafter referred to as the Declarant.
<br />ARTICLE I. PURPOSE AND NAME
<br />The purpose of this Master Deed and Declaration is to submit land herein described and
<br />improvements built thereon to the condominium form of ownership and use in the manner
<br />provided by the Nebraska Condominium Act. The name by which this condominium is to be
<br />identified is The Village Condominiums, a condominium. The name of the association shall be
<br />The Village Condominium Unit Owners Association, Inc., a non-profit corporation.
<br />ARTICLE II. INVOLVED PROPERTY
<br />The land that has been previously submitted is described as follows:
<br />Lots One (1), Two (2), Three (3) and Six (6), Village 3`d Subdivision to the City of
<br />Grand Island, Hall County, Nebraska (Units 1, 2, 3, 4, 5, 6, 15 and 16); Part of Lot
<br />One (1), Village 4th Subdivision to the City of Grand Island, Hall County, Nebraska
<br />(Units 7 and 8). Part of Lot Four (4), Village 4th Subdivision to the City of Grand
<br />Island, Hall County, Nebraska (Units 37, 68, 69, 70 and 71).
<br />The land which is submitted to the condominium is described as follows:
<br />Part of Lot One (1), Block One (1), The Village Fifth Subdivision to the City of
<br />Grand Island, Hall County, Nebraska (Units 9 and 10).
<br />ARTICLE III. NUMBER OF UNITS
<br />The total number of units to be created shall be seventy-nine (79), plus a clubhouse. The
<br />number of units created so far is seventeen (17), and by the exercise of special declarant rights,
<br />this document reserves the right to add an additional sixty-two (62) units and clubhouse, and
<br />reserves the right to add additional land or lots being:
<br />Lot Two (2), Block One (1); Lots One (1) and Two (2), Block Two (2); Lots One
<br />(1), Three (3), Four (4), Five (5), Six (6), Seven (7), Eight (8), Nine (9), Ten (10),
<br />and part of Eleven (11), all in Block Three (3); Lots One (1), Two (2), Three (3)
<br />and Four (4) in Block Four (4); and Lots One (1), Two (2), Three (3), Four (4), Five
<br />(5), Six (6) and Seven (7) in Block Five (5), all being in The Village Fifth
<br />Subdivision to the City of Grand Island, Hall County, Nebraska.
<br />ARTICLE IV. BOUNDARIES
<br />The boundaries of each unit, including the unit's identifying number, are shown on Exhibit
<br />"A" (plat and plan). The boundaries are the unfinished surface of the outer most interior walls,
