<br />HELEN L. DORITY, a single person, GRANTOR, in
<br />consideration of estate planning, conveys to GRANTEE, HELEN L.
<br />DORITY, Trustee of the HELEN L. DORITY REVOCABLE TRUST DATED AUGUST

<br />The West Half of the Northwest Quarter (W%zNWY4) of Section
<br />Four (4), Township Ten (10) North, Range Twelve (12),
<br />West of the 6th P.M., in Hall County, Nebraska, EXCEPT
<br />for a tract of land commencing at the Southwest corner of
<br />the West Half of the Northwest Quarter (W%2NW'4) of said
<br />Section Four (4), thence east and parallel with the south
<br />boundary of said section a distance of 435 feet, thence
<br />north and parallel to the west boundary of said section
<br />a distance of 485 feet, thence west and parallel to the
<br />south boundary of said section a distance of 435 feet,
<br />thence south along the west boundary of said section a
<br />distance of 485 feet to the point of beginning.
<br />GRANTOR covenants (jointly and severally, if more than
<br />one) with GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except easements and restrictions
<br />of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
