a�� N o <br />— ►� 2 <br />w <br />rAteN <br />F..3 <br />c1C <br />O <br />j- :3 <br />w <br />o rn <br />WARRANTY DEED <br />This Warranty Deed is made March 5 , 2019, by and between The Guarantee <br />Group, L.L.C., a Nebraska limited liability company ("Grantor") and City of Grand Island, a body <br />corporate and politic ("Grantee"). <br />Now, therefore, in consideration of the premises and $99,999.00 cash in hand paid, receipt <br />of which is acknowledged, Grantor does now grant and convey to Grantee, in fee simple, the <br />following described real estate (as defined in Neb. Rev. Stat. §76-201): <br />A tract of land located in part of the south half of the northwest quarter of Section <br />23, Township 11 North, Range 10 West Of The Sixth P.M., Hall County, Nebraska, <br />being described as follows: referring to the southeast corner of the south half of <br />the northwest quarter of said Section 23, thence S89°16'47"W (assumed bearing) <br />on the south line of said south half of the northwest quarter, a distance of 34.89 feet <br />to the southeast corner of a tract of land as described and recorded in instrument no. <br />201306251, and recorded in the Office Of The Register Of Deeds For Hall County, <br />-0-i Nebraska and the point of beginning; thence N01°04'39"W on the east line of said <br />tract of land, a distance of 80.00 feet; thence S89°16'47"W parallel with and 80.00 <br />feet distant from said south line, a distance of 2163.96 feet to the east line of Copper <br />Creek Estates Ninth Subdivision; thence S01°04'46"E on said east line, a distance <br />of 80.00 feet to said south line; thence N89°16'47"E on said south line, a distance <br />of 2163.96 feet to the point of beginning, containing 3.97 acres, more or less. <br />GRANTOR covenants with GRANTEE that GRANTOR: <br />a. is lawfully seised of such real estate and that it is free from encumbrances, except <br />easements, reservations, covenants and restrictions of record; <br />b. has legal power and lawful authority to convey the same; and <br />c. warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />Grantor has executed this Warranty Deed this <br />The Guarantee Group, L.L.C., Grantor. <br />By: <br />March 5 <br />Sean • ' • nnor, ' anaging Member <br />State of Nebraska ) <br />)ss: <br />County of Hall ) <br />, 2019. <br />On this 5 day of *arch , 2019, before me, a notary public in and for said county <br />and state, personally appeared Sean O'Connor managing member of The Guarantee Group, a <br />Nebraska limited liability company, to me known to the be the identical person who signed the <br />foregoing Warranty Deed and acknowledges the execution thereof to be his voluntary act and deed <br />on behalf of said company. <br />GENERAL NOTARY - State ;,i HIasKa <br />SARAH M. \ALES <br />"".. -,."
