Stewart and Alice J. Stewart, husband <br />and wife, Grantor, whether one or more, in consideration of One Dollar and other valuable <br />consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and <br />confirm unto Karl E. Sweet and Vicki M. Wysocki, husband and wife, as joint tenants with right of <br />survivorship, and not as tenants in common, conveys to Grantee the following described real property in <br />Hall County, NE: <br />A tract of land comprising all of the W1/2 NW1/4 NE1/4 NW1/4 of Section Twenty -Five (25), Township <br />Eleven (11) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska, except a tract of land lying <br />in the Northwest corner, more particularly described as follows: Beginning at the northwest corner of the <br />NE1/4 NW1/4; said point also being the Northeast corner of Hayman's Subdivision; thence running southerly <br />along and upon the west line of said NE1/4 NW1/4, a distance of 133 feet; thence easterly parallel to the North <br />line of said Section 25 a distance of 100 feet; thence Northerly parallel to the west line of said NE1/4 NW1/4, a <br />distance of 133 feet to a point on the North line of said Section 25; thence Westerly along and upon the North <br />line of said Section 25 a distance of 100 feet to the place of beginning. Also excepting a tract of land deeded to <br />James H. Moon and Pauline M. Moon by Joint Tenancy Warranty Deed dated June 12, 1981 and recorded <br />December 31, 1981 as Document No. 81-006337 of the records of Hall County, Nebraska. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right <br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />STATE OF t `,CL�Ce <br />COUNTY OF <br />C)(e.--c <br />Alice J.
