JOINT TENANCY WARRANTY DEED
<br />Rief Development, LLC, a Nebraska Limited Liability Company, herein called the
<br />GRANTOR, whether one or more, in consideration of One Dollar ($1.00) and other valuable
<br />consideration received from GRANTEE, do hereby grant, bargain, sell, convey and confirm unto
<br />Crystal C. Rivera and Michael M. Rivera, a married couple, as joint tenants and not as
<br />tenants in common, herein called the GRANTEE, whether one or more, the following described
<br />real estate in Hall County, Nebraska (as defined in Neb. Rev. Stat. 76-201):
<br />The Southerly 50 feet of Fractional Lots 1 and 2 in Fractional Block 5,
<br />Wallich's Addition to the City of Grand Island, Hall County, Nebraska, being
<br />a rectangular tract of ground having an Easterly frontage of 50 feet on
<br />Washington Street in said City and a depth of 105.6 feet, and bounded on the
<br />South by the alley in said Block.
<br />And the GRANTOR does hereby covenant (jointly and severally, if more than one) with the
<br />GRANTEE that GRANTOR is lawfully seized of such real estate and that it is free from
<br />encumbrance except covenants, easements and restrictions of record; that GRANTOR has legal
<br />power and lawful authority to convey the same; and that GRANTOR warrants and will defend the
<br />title to the real estate against the lawful claims of all persons whomsoever.
