<br />CORPORATE WARRANTY DEED
<br />THELEN GRAIN COMPANY, A Corporation organized and existing
<br />under and by virtue of the laws of the State of Nebraska, for and
<br />in consideration of FIVE THOUSAND ONE HUNDRED THIRTY -EIGHT DOLLARS
<br />EIGHTY -EIGHT CENTS ($5,138.88), receipt of which is hereby
<br />acknowledged, does hereby convey to DARCY D. BURGHARDT and LEE A.
<br />BURGHARDT, Husband and Wife, Grantee, as Joint Tenants, whether one
<br />or more, the following described real estate in Hall County,
<br />Nebraska:
<br />Lot Four (4), Thelen Subdivision, First Addition to Wood
<br />River, Hall County, Nebraska,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated hereir,
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
