1 <br />89--- 103620 <br />220601012 <br />MORTGAGE ADDENDUM <br />7 <br />The following are addenda to the Mortgage. Please check the applicable adden- <br />dum. The addendum checked shall be incorporated into, and recorded with, the <br />Mortgage. The term "Mortgage" shall be deemed to include "Deed of Trust". If <br />applicable. <br />XX FHA ADDENDUM <br />As long as the Mortgage Is outstanding, t.1ta tender may declmtce all sums secured <br />by the Mortgage to be Immediately duce and playable If' <br />(a) all or part of.the property is sold or otherwise transferred <br />(other than by devise, descent or operation of law) by <br />Borrower to a purchaser or other transferee; <br />(1) who cannot reasonably be expected to occupy the <br />property as a principal residence within a reason - <br />abjLe timmr after the sale or transfer, all as <br />Oz6vided Aim Section 143 (c) and 143 (1) (2) of the <br />• .'ItAtttrnal Revenue. Code of 1986, as amended; or <br />(ii) who has had a present ownership Interest. In a <br />1" principal- residence during any part of the'threa- <br />'r. yetrr period ending on the date of. the sale or :. <br />traaemfer, all as provided In Section, 143(6) and• <br />143(1} 0 - -of the Internal Revemot Code; mr <br />(iii) let-an acquisition cost which Is greater than 90% <br />of the average area purchase price (.greater than iVf <br />1102 for targeted area residences), all as provid- <br />ed in Section 143(e) and 143(1)(2) of the Internal <br />Revenue Code; or <br />(iv) who has an income in excess of that established by <br />the Nebraska Investment Finance Authority under <br />Its applicable regulations or program guidelines <br />In effect on the date of the sale or transfer; or <br />(b) Borrower fails to occupy the property described in the <br />Mortgage without Lender's prior written consent; or <br />(c) Borrower omits or misrepresents a material fact in an <br />application for the Mortgage. <br />References are to the Internal Revenue Code in effect on the date of execution <br />of the Mortgage and are deemed to include the implementing; regulations. <br />VA MORTGAGE ADDENDUM +' <br />If so long as the Mortgage Is outstanding, all or any part of the property is <br />sold or transferred by Borrower without Lender's prior written consent, other <br />than a transfer by devise, descent or by operation of lax, the Lender may, at <br />twnder's option, declare all the suss secured by the Mortgage to be immediately <br />due and payable. <br />llate2 _Tr7T.y 12 Iona <br />Bor Ober KEVIN P. _PMIPPERLE <br />Nor�owle MEG M E.
