<br />That Grantor, J & B Rentals, L.L.C., a Nebraska Limited Liability Company, in consideration of the
<br />sum of One Dollar ($1.00) and other good and valuable consideration, receipt of which is hereby
<br />acknowledged, conveys to Tophat Properties, LLC, A Nebraska Limited Liability Company, Grantee, the

<br />Nebraska excepting therefrom a tract of land more particularly described in Quitclaim Deed
<br />recorded as Document No. 90-107341.
<br />PARCEL 2: Lot One (1), Schmidt Subdivision in the City of Grand Island, Hall County,
<br />0o Nebraska.
<br />PARCEL 3: Lots One (1), Two (2) and Three (3), Block Seven (7), Kernohan and Decker's
<br />Addition to the City of Grand Island, Hall County, Nebraska.
<br />'-; PARCEL 4: The Westerly Thirty -Three (33) Feet of Lot Four (4), in Block Eight (8), in
<br />Kernohan and Decker's Addition to the City of Grand Island, Hall County, Nebraska.
<br />Grantors covenants with the Grantees that Grantor:
<br />I. is lawfully seized of such real estate and that it is free from encumbrances except easements,
<br />covenants, and restrictions of record;
<br />2. has legal power and lawful authority to convey the same;
<br />3. warrants and will defend the title to the real estate against the lawful claims of all persons.
