Thelen a/k/a, Patrick Leo Thelen, a non-resident <br />of the State of Nebraska, Steven C. Thelen a/k/a Stephen C. <br />Thelen a/k/a Steven Christopher Thelen and Janis Thelen, husband <br />and wife, and Christopher J. Thelen a/k/a Christopher John Thelen <br />and Torry L. Thelen, husband and wife, herein called the <br />Grantors, for and in consideration of PARTITION OF REAL ESTATE, <br />do hereby grant, bargain, sell, convey and confirm unto Patrick <br />Leo Thelen and Marleen Thelen, Co -Trustees of the Thelen Family <br />Trust dated January 25, 2011, hereinafter referred to as <br />Grantees, the following described real estate (as defined in Neb. <br />Rev. Stat. 76-201): <br />S1/2 of the SW1/4; SW1/4 of the SE1/4; NE1/4 of the <br />SE1/4; all in Section 16, Township 10 North, Range 11 <br />West of the 6th P.M., Hall County, Nebraska, less and <br />except Railroad Right of Way and certain tracts of land <br />more particularly described in Warranty Deeds recorded <br />in the Register of Deeds Office as Document No. 96- <br />102799 and Document No. 96-102800. <br />NE1/4 of Section 32, Township 9 North, Range 11, West <br />of the 6th P.M., Hall County, Nebraska. <br />NE1/4 of the SW1/4 and the NW1/4 of the SE1/4 of <br />Section 16, Township 10 North, Range 11 West of the 6th <br />P.M., Hall County, Nebraska, less and except the right- <br />of-way of the Union Pacific Railroad Company and a <br />certain tract of land more particularly described in <br />Warranty Deed recorded in the Register of Deeds Office <br />as Document No. 96-104203. <br />We hereby covenant with the said Grantees and with Grantees' <br />successors and assigns, that we are lawfully seized of said <br />premises, that they are free from encumbrance except easements <br />and restrictions of record; and that we have good right and <br />lawful authority to sell the same; and we hereby covenant to <br />warrant and defend the title to said premises against the lawful <br />claims of all persons whomsoever. <br />Dated this 2 day of /4-t? <br />Patrick L.
