201807839 <br />the condominium by the Declarant or the association without first having obtained the written <br />consent of the association. In addition, each owner shall be responsible for the maintenance and <br />repair of the limited common elements (except for the structural parts of the limited common <br />elements) to which he has the right of exclusive use pursuant to Section 5(a) or 5(b) of this <br />Declaration. Each owner shall take all necessary action to keep the limited common elements <br />free and clean from unsightly accumulations of weeds, trash and litter. <br />A unit owner may make any improvements or alterations to the unit that do not impair the <br />structural integrity or mechanical systems or lessen the support of any portion of the <br />condominium. A unit owner may not change the appearance of the common elements or the <br />exterior appearance of a unit or any other portion of the condominium, without the written <br />approval of the association. <br />12. Use of Units. No unit shall be used other than for commercial business or office <br />purposes. No immoral, improper, offensive, or unlawful use shall be made of any part of the <br />condominium. All valid laws, zoning ordinances, and regulations of all governmental bodies <br />having jurisdiction over the condominium shall be observed. Any violation of such laws, zoning <br />ordinances or regulations shall be a violation of this Declaration. <br />13. Nuisance. No noxious or offensive activity shall be permitted within any unit, or <br />anything which is an annoyance or nuisance or which endangers the health or unreasonably <br />disturbs the quiet of the occupants of adjoining units. <br />14. Easements for Support. Each unit and common element shall have an easement for <br />lateral and subjacent support from every other unit and common element. <br />15. Utility Easement. There is hereby created an easement upon, across, over and under <br />the common elements for reasonable ingress, egress, installation, replacing, repairing or <br />maintaining of all utilities, including but not limited to water, sewer, telephone, cable television, <br />Page 6 of 15 <br />
