<br />Commencing at the Northeast corner of said Lot Seven (7), in Norwood Subdivision,
<br />running thence west along and upon the North Line of Said Lot Seven (7), a distance of
<br />151.05 feet, running thenceSouth a distance of 280.85 feet to the South Boundary line of
<br />said Lot Seven (7), running thence East along and upon the South Boundary line of said
<br />Lot Seven (7), a Distance of 152.7 feet to the East Boundary Line of said Lot Seven (7),
<br />running thence North along and upon the East boundary line of said Lot Seven (7) to the
<br />point of Beginning.
<br />Grantor covenants (jointly and severally, if more than one) with the Grantees that
<br />Grantor:
<br />1. Is lawfully seised of such real estate and that is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record.
<br />2. Has legal power and lawful authority to convey the same;
<br />3. Warrants and will defend the title to the real estate against the lawful claims of all
