Williams (hereinafter, the "Principal"), whose address is 105th Street, Kansas <br />City, Missouri, 64155, desiring to execute a SPECIAL POWER OF ATTORNEY does herein <br />appoint, constitute, and designate, Nicholas G. Williams (hereinafter, the "Agent"), of Hall <br />County, Nebraska, as the Principal's lawful and true agent and Attorney -in -Fact to act as <br />follows, GRANTING unto the Agent full power to: <br />To do all things necessary to close on the purchase of the property described <br />below, commonly known as 412 Switchgrass Street, Grand Island, Nebraska <br />68803, with full power and authority for Principal and in the Principal's name to <br />sign, seal, execute, acknowledge, and deliver, and accept any and all documents <br />necessary to effect the purchase and settlement on said property from the owner <br />thereof, including but not limited to, sales contracts and addendum thereto, <br />negotiable instruments, deeds, deeds of trust, or other instruments, disclosing <br />statements, closing, or settlement statements, etc. FURTHER GRANTING full <br />power and authority to pay any funds for the purchase and execution of any and <br />all documents in connection therewith, including, but not limited to notes, deed of <br />trust or mortgages. <br />The Legal description of the property is as follows, to -wit: <br />Lot One (1), Copper Creek Estates Sixth Subdivision, in the City of Grand Island, <br />Hall County, Nebraska. <br />The Principal hereby ratifies and confirms all that said Agent shall lawfully do or cause <br />to be done by virtue of this Power of Attorney and the rights and powers herein granted. <br />All acts done by means of this Power of Attorney shall be done in the Principal's name, <br />and all instruments and documents executed by the Agent hereunder shall contain the Principal's <br />name followed by that of the Agent and the description of "Attorney -in -Fact," except in any <br />situation where local practice differs from the procedure set forth herein. This Power of Attorney <br />shall be valid and may be relied upon by any third parties until such time as the Principal's <br />revocation is recorded in the recorder's office of the county where the above described property <br />is located. <br />To avoid the necessity of Principal's executing a burdensome number of original copies <br />of this Power of Attorney, Principal specifically directs that all parties affected by and acting <br />upon the provisions of this Power of Attorney may rely upon a photostatic or other copy of this <br />Power of Attorney showing Principal's signature so as to facilitate the use of this Power of <br />Attorney and the exercise of the powers conferred upon and granted to Agent in this Power of <br />Attorney. <br />
