201807442 <br />(iv) OH signs will be permitted to be erected in the Common Areas at <br />designated locations. <br />(v) No attachments or riders are permitted, including flags, balloons, etc. <br />(vi) OH signs will not be permitted on any main arterial streets leading into the <br />Property. <br />(vii) OH signs will not be permitted at the main entrances. <br />In addition to address requirements set forth in Section 5.1, one home <br />identification sign, not to exceed seventy-two (72) square inches in size, <br />identifying a Lot or Residence by address or Owner will be permitted. <br />Political signs may be displayed under the following restrictions: <br />(i) <br />One political sign, not to exceed five hundred seventy-six (576) square <br />inches in size, may be displayed on an Owner's Lot. <br />(ii) Political signs shall not be displayed earlier than forty-five (45) days <br />before the day of an election and shall be removed no later than seven (7) <br />days after an election. <br />(iii) Political signs shall not be placed on any Common Areas unless prior <br />approval is granted in writing by the Board. <br />(iv) Political signs shall not be permitted in the medians, on any sidewalks or <br />roadways, or on any arterial streets leading into the Property. <br />Notwithstanding the foregoing, Declarant shall be allowed to install any sign(s) <br />necessary or desirable for purposes connected with the development or sale of <br />Lots within the Property. <br />Notwithstanding the foregoing, the DRC may require the removal of any sign <br />(other than a sign installed by Declarant) that it determines is inconsistent with the <br />Design Guidelines with respect to color, content, materials, and location or <br />otherwise. <br />4.15 Further Subdivision, Property Restrictions, Rezoning, and Time Shares. <br />Without the prior written approval of the DRC and the Board, no Owner other than the <br />Declarant or a Designated Builder shall do any of the following: (a) further subdivide a Lot or <br />separate a Lot into smaller lots or parcels; (b) convey or transfer less than all of a Lot, or (c) <br />replat the Lot or combine the Lot with other Lots. No further covenants, conditions, restrictions, <br />or easements shall be Recorded by an Owner, or other Person on behalf of the Owner, unless <br />they shall satisfy the requirements of Section 2.3. No Lot, except Lot One (1), Copper Creek <br />Estates Thirteenth Subdivision, shall be subjected to or used for any timesharing, cooperative, <br />weekly, monthly, or any other type of revolving or periodic occupancy by multiple owners, <br />cooperators, licensees, or timesharing participants. <br />Page 28 of 67 <br />
