<br />CORPORATION SURVIVORSHIP WARRANTY DEED

<br />The Grantor, MIDLAND BUILDERS, INC., a corporation organixed
<br />and existing under and by virtue of the laws of the State of
<br />Nebraska, in consideration of TEN AND NO1100 DOLLARS ($10.00) AND
<br />OTHER VALUABLE CONSIDERATION, received from Grantees, does grant,.
<br />bargain, sell, convey and confirm unto LYLE E. RICHARDS AND SUSAN
<br />C. RICHARDS, husband and wife, as joint tenants with right of
<br />surivorship and not as tenants in cocoon, herein called the
<br />Grantees, the following- described read property in Hall County,
<br />Nebraska:
<br />All of Lot Twenty -Two (22), Coachplace Subdivision,
<br />in the City of Grand Island, Hall County, Nebraska
<br />and that part of Lot Twenty -One (21), Coachplace
<br />Subdivision, in the City of Grand Island, Hall
<br />County, Nebraska more completely described as follows:
<br />Beginning at the Southwest Corner of Lot Twenty -One
<br />(21) and running along the westerly boundary lime
<br />of said Lot 21 a distance of 17.15 Feet, thence
<br />deflecting in a southeasterly direction and
<br />running parallel to the southerly boundary
<br />line of said Lot 21 to a point on the easterly
<br />boundary line of said Lot 21, thence deflecting,
<br />in a southerly direction and running along the
<br />easterly-boundary line of said Lot 2.1 a distance
<br />of 18.70, Feet, thence deflect.iing in a northwesterly
<br />.,direction and running along the southerly boundary
<br />line of maid Lot 21 to the point of beginning.
<br />:'TQI HAVE AND TO HOLD the above-de scribed premises together__
<br />with -all tt6fte etits, hereditaments and. appurtenances - thereto -
<br />belonging unto the Grantees and to Grantees' heirs•and assigns
<br />forever.
<br />And the Grantor, for itself and its, successors and assigns,
<br />does hereby covenant with the Grantees and with Grantees' heirs
<br />aria assigns that Granto, � is lawfully seized of said premises;
<br />t;ht they are free from encumbrhnce; that Grantor has good right
<br />and lawful authority to convey the same; and that Grantor warrants
<br />and will defend the title to said premises against.the lawful
<br />claims of-all persons whomsoever.
<br />It is the intention of all parties hereto that in the event
<br />of the death of either of the Grantees, the entire fee simple
<br />title to the real estate shall vest in the surviving Grantee.
