01 <br />Return to: <br />CI <br />SPECIAL WARRANTY DEED <br />Lots Seven (7) and Eight (8), Block Sixty (60) in the Original Town, <br />now City of Grand Island, Hall County, Nebraska <br />Grantor covenants with the Grantee that Grantor: <br />(1) is lawfully seised of such real estate; <br />(2) has legal power and lawful authority to convey the same; <br />, L, <br />C-') <br />COMMUNITY REDEVELOPMENT AUTHORITY OF THE CITY OF GRAND ISLAND, NEBRASKA, <br />GRANTOR, in consideration of - - -ONE DOLLAR ($1.00) and other valuable consideration, does grant, bargain, sell, <br />convey, and confirm unto GRAND DENTAL HOLDINGS, LLC, An Iowa Limited Liability Company, GRANTEE, <br />the following described real property (as defined in Neb. Stat §76 -201) in Hall County, Nebraska: <br />UPON CONDITION THAT WITHIN FIFTEEN MONTHS FROM THE DATE OF THE CLOSING <br />AND DELIVERY OF THIS SPECIAL WARRANTY DEED FROM GRANTOR TO GRANTEE: <br />A. Grantee will build a new ground up construction dental office; <br />B. The new construction will be 4,000 square feet at minimum; <br />C. The new construction will be built specifically for a dental office; <br />D. Landscaping requirements will meet or exceed the City of Grand Island standards; <br />E. Parking lot spaces, design, and lighting will meet or exceed the City of Grand Island standards; <br />F. Exterior construction materials will be a combination of masonry, architectural accent materials, <br />aluminum storefront windows (Exhibit A); <br />G. Roof will be constructed using a flat roof (Exhibit B). <br />The Terms and Conditions stated above shall create in the Grantee an Estate in Fee Simple subject to a <br />Condition Subsequent as referenced in Section §76 -107 R.R.S. 2009.
