<br />Wain L. Codner and Dixie L. Codner, husband and wife, and Melissa D. Codner, Trustee
<br />of the Wain L. Codner and Dixie L. Codner Irrevocable Trust dated March 22, 2013, (herein
<br />referred to collectively as "Grantor "), in consideration of One Dollar ($1.00) and other good and
<br />valuable consideration received from Jerry J. Studnicka and Suellen Studnicka, husband and
<br />wife, (herein referred to collectively as "Grantee "), does hereby grant unto Grantee a perpetual
<br />non - exclusive easement for ingress and egress across real estate owned by Grantor located in
<br />Hall County, Nebraska, and described as follows:
<br />Parts of Lots Two (2), Three (3) and Four (4) Island, in Section Twenty -eight (28),
<br />Township Nine (9) North, Range Twelve (12) West of the 6 P.M., in Hall County,
<br />Nebraska, more particularly described as follows: Commencing at the Northwest
<br />corner of said Section 28, being the northwest corner of Lot 4 above described, and
<br />running thence South 503 feet to a point on the west line of said section 28; thence
<br />East parallel with the north line of said Section 28, 931 feet; thence North parallel
<br />with the west line of said Section 28 to the north line of said Section; thence West
<br />along said line to the point of beginning, also being at a point on north line of said
<br />Section 28, 931 feet east of the northwest corner of said Section and running thence
<br />East 2,166.5 feet to a point on the said north line of said Section; thence due South
<br />307 feet; thence Southwesterly to the point established by the intersection of two
<br />lines, one 931 feet east of the west line of one 503 feet south of the north line of said
<br />Section 28; and thence North to the point of beginning;
<br />Grantor grants to Grantee for them and their heirs, successors, transferees, trustees,
<br />tenants, lenders and invitees, a perpetual easement or right -of -way across the real estate
<br />described above owned by Grantor for ingress and egress and all other purposes connected with
<br />the use and enjoyment of real estate owned by Grantee located in Hall County, Nebraska, and
<br />described as follows:
<br />All of Lots One (1), Two (2), Three (3), and Four (4) Inland, in Section Twenty -
<br />eight (28), Township Nine (9) North, Range Twelve (12) West of the 6 P.M.,
<br />Hall County, Nebraska, together with all accretions thereto, excepting a certain
<br />tract more particularly described in Deed Book 64, Page 205, and excepting a
<br />certain tract more particularly described in Return of Appraisers in Book 9, Page
<br />659.
<br />And also except the following:
<br />A tract of land comprising a part of Government Lot Four (4), in Section
<br />Twenty -eight (28), Township 9 North, Range 12 West of the 6t P.M., said tract
<br />being more particularly described as follows:
<br />With a reference to the Northwest Corner of said Section 28; thence running S

<br />point on the Southerly right -of -way line of Interstate Highway #80, said point
