<br />WHEREAS, the Grantee desires to obtain and the Grantors are willing to grant a
<br />perpetual non - exclusive easement to the Grantee and to the Grantee's heirs, successors and
<br />assigns over, through and upon Tract 2 for ingress and egress access to Tract 1 from Nebraska
<br />Highway 11 located adjacent to the West of Tract 2.
<br />NOW, THEREFORE for valuable consideration the receipt and adequacy of which is
<br />hereby acknowledged, the Grantors do hereby grant unto the Grantee as the owner of record of
<br />Tract 1 and to all parties subsequently claiming ownership of Tract 1 through the Grantee a
<br />perpetual non - exclusive easement over, through and upon the following described easement area
<br />situated on Tract 2 thereby granting the Grantee ingress and egress access to Tract 1 from
