Third St., Grand Island, NE 68801 <br />Adair Holdings, LLC, organized and existing under the laws of the <br />UNITED STATES GRANTOR, in consideration of ONE DOLLAR ($1.00) and other <br />valuable consideration received from Grantee, Roebuck Enterprises, LLC <br />conveys to GRANTEE, the following described real estate (as defined in <br />Neb. Rev. Stat. 76 -201): <br />Lot Seven (7), Block Twenty -Two (22), Schimmer's Addition, City of Grand <br />Island, Hall County, Nebraska. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE <br />that GRANTOR: <br />(1) It warrants that it will defend the title to the above real estate <br />against the lawful claims of all persons claiming by, through and <br />under grantor, but not otherwise; <br />(2) That the real estate is free from encumbrances, except easements, <br />restrictions, reservations, and covenants of record; and <br />(3) By accepting this Special Warranty Deed, grantee acknowledges that <br />he has had adequate opportunity to inspect the property conveyed <br />herein as well as all improvements located thereon.
