<br />JOINT TENANCY WARRANTY DEED
<br />Warranty deed made July 27 , 2001, by LEE A. BRUHN and JOLEEN A. BRUHN, husband
<br />and wife, of Wood River, Hall County, Nebraska, as grantors.
<br />In consideration of the payment of FORTY -NINE THOUSAND NINE HUNDRED DOLLARS
<br />($49,900.00), and other valuable consideration, the receipt of which is acknowledged, grantors grant,
<br />bargain, sell, and convey to RYAN J. GANNON and ROBIN L. GANNON, husband and wife, of Wood
<br />River, Hall County, Nebraska, as joint tenants, and not as tenants in common, with full right of
<br />survivorship, the whole estate to vest in the survivor in the event of the death of either, the real property (as
<br />defined in Neb. Rev. Stat. 76 -201) situated in the County of Hall, State of Nebraska, described as follows:
<br />Lots Three (3) and Four (4), in Block Three (3), First Addition to
<br />Wood River, Hall County, Nebraska, according to the recorded plat
<br />thereof,
<br />together with all improvements on such property and the appurtenances belonging to such property.
<br />To have and to hold the described premises to RYAN J. GANNON and ROBIN L. GANNON,
<br />husband and wife, as joint tenants, and to the heirs and assigns of the survivor, forever.
<br />And grantors covenant with grantee and with grantee's heirs and assigns that grantors are lawfully
<br />seised of the described property; that it is free from encumbrance; that grantors have good right and lawful
<br />authority to convey such property; and that grantors warrant and will defend the title to such property
<br />against the lawful claims of all persons whomsoever.
