Maser <br />Maser Law, LLC <br />123 North Locust Street, Suite 201B <br />P.O.Box 1151 <br />Grand Island, Nebraska 68801 <br />RECITALS <br />AGREEMENT <br />PERMANENT ACCESS EASEMENT <br />C:r'1 <br />CO <br />s'> <br />THIS PERMANEN ACCESS EASEMENT (this "Easement ") is made and entered into <br />as of the 7 day of , 2018, by and between Country Club Holding Association, <br />a Nebraska corporation ( "Grantor") and KMH, LLC, a Nebraska limited liability company <br />( "Grantee "). <br />A. Grantor is the owner of certain real property legally described on Exhibit "A" <br />attached hereto and incorporated herein by reference (the "Grantor Property "). <br />B. Grantee is the owner of certain real property legally described on Exhibit "B" <br />attached hereto and incorporated herein by reference (the "Grantee Property "). <br />C. The Grantor Property is immediately adjacent to the Grantee Property. <br />D. Grantor and Grantee by this instrument intend to create a non - exclusive <br />easement of right -of -way for ingress and egress over that portion of the Grantor Property <br />described herein (the "Easement Area "), for the benefit of Grantee, according to the terms and <br />conditions set forth herein. <br />For and in consideration of the mutual promises hereinafter set forth and other good and <br />valuable consideration, the receipt and sufficiency of which are hereby acknowledged, and <br />intending to be legally bound, the parties hereby agree and covenant with each other the <br />following <br />1. Easement Area. The term "Easement Area" shall mean the portion of the <br />Grantor Property located north of the Wood River and east of Riverside Drive. <br />
