This Memorandum of Agreement is entered into on thisZlf' day of "1 1 � , 2001 by and between
<br />Wireless II, L.L.C. d/b /a Nebraska Wireless Telephone Company, a Nebraska CorporAtion, with an office at 1512 S.
<br />Locust Street, Grand Island, NE 68801, (hereinafter referred to as "Lessor ") and Nextel WIP Lease Corp., d/b /a Nextel
<br />Partners, a Delaware gorporation with an office at 4500 Carillon Point, Kirkland, WA 98033 (hereinafter referred to as
<br />"Lessee ").
<br />1. ssor, and Lessee entered into a Communications Site Lease Agreement ( "Agreement ") on theZl+ day of
<br />C 1 �/� L 2001, for the purpose of installing, operating and maintaining a radio communications
<br />facility other improvements. All of the foregoing ar set forth in the Agreement.
<br />2. The term of the Agreement until February 1, 200 mencing on , 200_, or start of
<br />construction, 200_, whichever first occurs ( "Commencement Date "), and terminating on February 1, 2001
<br />with Two (2) successive Five (5) year options to renew.
<br />3. The Land which is the subject of the Agreement is described in Exhibit A annexed hereto. The portion of the
<br />Land being leased to Lessee (the "Premises ") is described in Exhibit B annexed hereto.
