<br />Locust Street, Grand Island, NE 68801, (hereinafter referred to as "Lessor ") and Nextel WIP Lease Corp., d/b /a Nextel
<br />Partners, a Delaware corporation with an office at 4500 Carillon Point, Kirkland, WA 98033 (hereinafter referred to as
<br />"Lessee ").

<br />1. Les or and Lessee entered into a Communications Site Lease Agreement ( "Agreement ") on theZ1�day of
<br />Q, 2001, for the purpose of installing, operating and maintaining a radio communications
<br />facili nd other improvements. All of the foregoing ae ,I-forth in the Agreement. p�
<br />2. The term of the Agreement until February 1, 200JI01me cing on , 200__, or start ofUe'lj
<br />construction, 200_, whichever first occurs ( "Commencement Date "), and terminating on February 1, 200P/ l v
<br />with Two (2) successive Five (5) year options to renew.
<br />3. The Land which is the subject of the Agreement is described in Exhibit A annexed hereto. The portion of the
<br />Land being leased to Lessee (the "Premises ") is described in Exhibit B annexed hereto.
