<br />That Grantor, Loretta J. Boshart, a single person, in
<br />consideration of the sum of One Dollar ($1.00) and other good and
<br />valuable consideration, receipt of which is hereby acknowledged,
<br />conveys to Omar D. Boshart and Merna Boshart, husband and wife,
<br />Grantees, as,joint tenants with right of survivorship, and not as

<br />The North Half of the Northeast Quarter (N1/2NE1/4) of
<br />Section Twenty -Five (25), Township Eleven (11) North,
<br />Range Twelve (12) West of the 6'}1 P.M., Hall County,
<br />Nebraska, excepting those portions thereof conveyed to
<br />the County of Hall by Deed recorded in Book 78, Pages 256
<br />and 306, respectively, and to the State of Nebraska by
<br />Warranty Deed recorded in Book 119, Page 485.
<br />Grantor covenants with the Grantees that Grantor:
<br />l'. is lawfully seized of such real estate and that it is free
<br />from encumbrances except easements, covenants, and restrictions of
<br />record;
<br />2. has legal power and lawful authority to convey the same;
<br />3. warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
