ARTICLE VIII <br />INSURANCE <br />2 01804258 <br />nuisance to the neighborhood. All trash receptacles are to be removed from the street within <br />twenty four (24) hours after trash pickup and not stored in front of the property. <br />Section 4. Outbuildings Prohibited. No outbuilding or other attached structure <br />appurtenant to a residence may be erected on any of the building sites hereby restricted without <br />the consent in writing of the Architectural Committee. <br />Section 5. Temporary Structure. No trailer, tent, shack, garage, barn or other <br />outbuilding shall at any time be used for human habitation, temporarily or permanently, nor shall <br />any structure of a temporary character be used for human habitation. <br />Section 1. Insurance. Each owner shall procure and maintain policies of fire <br />insurance with standard extended coverage endorsements on a replacement basis for the full and <br />insurable value covering all improvements on their Lot. Each Owner shall also procure and <br />maintain comprehensive general liability insurance in such coverage amounts as the Association <br />may request. Each Owner shall have on record with the Association a copy of the insurance <br />policy showing the coverages are in effect. Additionally, the Association shall purchase <br />insurance on the Common Area in such amounts as it deems reasonable. <br />Section 2. Additional Insurance. Each Lot Owner may obtain additional insurance at <br />his or her expense, for his or her own benefit. <br />ARTICLE IX <br />ACCESS <br />The Association, its employees and agents, shall have the right to go on any Lot for the <br />purposes of performing maintenance and repair, making inspections and performing its duties <br />hereunder, and is hereby granted a specific easement for such purpose. <br />ARTICLE X <br />GENERAL PROVISIONS <br />Section 1. Enforcement. The Association or any Owner, shall have the right to <br />enforce by any proceeding at law or in equity, all restrictions, conditions, covenants, <br />reservations, liens, and charges now or hereafter imposed by the provisions of this Declaration. <br />Failure by the Association or by an Owner to enforce any covenants or restrictions herein <br />contained shall in no event be deemed a waiver of the right to do so thereafter. <br />Section 2. Severability. Invalidation of any one of these covenants or restrictions by <br />judgment or court order shall in no way affect any other provisions which shall remain in full <br />force and effect. <br />9 <br />
