payment at the time of the exercise of the option. The balance of the purchase price shall be paid at <br />closure. <br />The real estate taxes on the said real estate for the year of the exercise of the option shall be <br />paid by the party entitled to the landlord's share of any rent or rents for that year. All subsequent <br />years real estate taxes shall be paid by the Optionees. If required by either party, title insurance shall <br />be provided by the selling party with the owner's title policy premium to be paid one -half ('h) by each <br />party and the lender's title policy premium (and any endorsements required by the lender) to be paid <br />by the Optionees. <br />6. ASSIGNMENT. The option and all rights hereunder shall not be assignable by the <br />Optionees without the written permission of Michelle E. Clark. <br />7. BINDING EFFECT AND BENEFITS.
