Bosselman Jr. and Laura Lynn <br />Bosselman, husband and wife, herein called the grantor whether one or more, in consideration of One Dollar and other <br />valuable consideration received from grantees, do hereby grant, bargain, sell, convey and confirm unto Melvin E. Leth and <br />Marilyn J. Leth, husband and wife, as point tenants with right of survivorship, and not as tenants in common, the following <br />described real property in Hall County, Nebraska: <br />Lot Seventeen (17), in Hidden Lakes Subdivision Number Two (2), Hall County, Nebraska EXCEPT a <br />tract of land more particularly described as follows: Commencing at the most southerly corner of said <br />Lot Seventeen (17); thence from said point of commencement North 65° 11' West along the southerly line <br />of said lot a distance of 169.82 feet, to the most westerly corner of said lot; thence North 43° 04' East <br />along the westerly line of said lot 16.00 feet to a point; thence leaving said westerly lot line, along a line <br />which bears South 62° 31' East a distance of 165.58 feet to the easterly line of said lot; thence South 29° <br />30' 30" West along said easterly line 7.50 feet to the point of commencement. <br />To have and to hold the above described premises together with all tenements, hereditaments, appurtenances and <br />reservations thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the survivor of them <br />forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and assigns of <br />the survivor of them that grantor is lawfully seized of said premises; that they are free from encumbrance except covenants, <br />easements and restrictions of record; all regular taxes and special assessments, except those levied or assessed subsequent <br />to date hereof, that grantor has good right and lawful authority to convey the same; and that grantor warrants and will <br />defend the title to said remises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire fee simple <br />title to the real estate shall vest in the surviving grantee. <br />Dated: vqc-o/ <br />,.l n n I, n / <br />STATE OF NEBRASKA <br />COUNTY OF HALL <br />tit <br />The foregoing instrument was acknowledged before me this �� day of , <br />D.
