Ignowski, as Trustor(s), and Mortgage Electronic Registration Systems, Inc., as nominee <br />for Aegis Lending Corporation, its successors and assigns, which Deed of Trust was recorded on <br />November 15, 2005, as Document No. 0200511281 in the records of the Register of Deeds of Hall <br />County, Nebraska. <br />Edward E. Brink, was appointed successor trustee pursuant to an Appointment of Successor Trustee <br />which was recorded on March 6, 2018 in the records of the Register of Deeds of Hall County, Nebraska. <br />Edward E. Brink, Successor Trustee, referred to as Grantor, in consideration of $27,000.00 and other <br />valuable consideration received from Roebuck Enterprises, LLC, does grant, bargain, sell, convey and <br />confirm unto Roebuck Enterprises, LLC, the following described real property in Hall County, Nebraska: <br />PART OF BLOCK SIX (6), IN PLEASANT HOME SUBDIVISION OF PART OF THE <br />EAST HALF OF THE SOUTHEAST QUARTER (E 1/2 Southeast 1/4) OF SECTION <br />TWENTY -ONE (21), IN TOWNSHIP ELEVEN (11) NORTH, RANGE NINE (9) WEST <br />OF THE 6TH P.M. GRAND ISLAND, HALL COUNTY, NEBRASKA., DESCRIBED AS <br />FOLLOWS: TO - -WIT: COMMENCING AT THE NORTHEAST CORNER OF BLOCK <br />SIX (6), ABOVE DESCRIBED, RUNNING THENCE WEST ALONG THE NORTH <br />LINE OF SAID BLOCK SIX (6) , A DISTANCE OF 80 FEET; THENCE SOUTHEAST <br />RIGHT ANGLES A DISTANCE OF 66 FEET, THENCE EAST AT RIGHT ANGLES A <br />DISTANCE OF 80 FEET AND THENCE NORTH ALONG THE EAST LINE OF SAID <br />BLOCK SIX (6) A DISTANCE OF 66 FEET TO THE PLACE OF BEGINNING. <br />commonly known as 1304 South Lincoln, Grand Island, NE 68801. <br />To have and to hold the above- described premises together with all tenements, hereditaments and <br />appurtenances belonging unto Roebuck Enterprises, LLC, forever. <br />GRANTOR makes the following covenants with Roebuck Enterprises, LLC: <br />1. Christopher G. Ignowski, as Trustor(s), failed to pay the payments which were contractually due, <br />and the Grantor, elected to declare the entire unpaid principal balance, together with interest at <br />once immediately due and payable. <br />2. A Notice of Default was recorded by Grantor on March 6, 2018, in the records of the Register of <br />Deeds of Hall County, Nebraska, as Instrument 201801358. Within 10 days thereafter, a copy of <br />the recorded Notice of Default was mailed by certified mail, postage prepaid, to all parties <br />entitled to notice, pursuant to the Deed of Trust and in compliance with Neb. Rev. Stat. §76 -1008. <br />3. Christopher G. Ignowski failed to cure the default referenced in the Notice of Default within <br />thirty (30) days after recording of the Notice of Default. <br />4. A Notice of Trustee's Sale was executed by Grantor. At least 20 days prior to the scheduled date <br />of sale, a copy of the Notice of time and place of the Trustee's Sale was mailed by certified mail, <br />postage prepaid, to all parties entitled to notice, pursuant to the Deed of Trust and in compliance <br />with Neb. Rev. Stat. §76 -1008. <br />5. Grantor published the Notice of Trustee's Sale, which was held on May 29, 2018 at 10:00 AM, at <br />the Lower Lobby of the Hall County Courthouse, Grand Island, Hall County, Nebraska, which <br />Notice was published in Grand Island Independent, once a week for 5 consecutive weeks, <br />commencing on April 5, 2018. The last publication was at least 10 days prior to the scheduled <br />File No. 196911 <br />
