200007777 <br />AKA DOCUMENTARY, <br />STAMP TAX <br />JUN 2 9 1972 <br />SURVIVORSHIP WARRANTY DEED <br />Violet.Wagner, formerly Violet Lautenschlager, a widow, in <br />her own right, and Violet Wagner and Harold Wagner, husband and wife, <br />herein called the grantor, whether one or more, in consideration of <br />payments made on a contract dated March 27, 1965, to date, by and <br />between the parties hereto, received from grantees, does grant, <br />bargain, sell, convey and confirm until Willie J. Vogeltanz and <br />Mildred R. Vogeltanz, husband and wife, as joint tenants, with right <br />of survivorship, and not as tenants in common, the following described <br />real property, in Hall County, Nebraska; <br />A tract of land comprising a part of the Southwest Quarter <br />of-the Southwest Quarter (SWhSWh) of Section Twenty Five <br />(25), Township Eleven (11), North, Range Ten (10), West of <br />the 6th P.M., in Hall County, Nebraska, more particularly <br />described as follows: Beginning at a point on the north line <br />of-said Southwest Quarter of the Southwest Quarter (SWkSW1J), <br />said point being Forty (40.0) feet east of the Northwest, <br />corner of said Southwest Quarter of the Southwest Quarter <br />(SW)4-SWIX); thence easterly along the north line of said <br />Southwest Quarter of the Southwest Quarter (SW&4-SWk), a <br />distance of One Hundred (100.0) feet; thence southerly <br />parallel to the west line of said Southwest Quarter (SW'h), <br />a distance of Two Hundred (200.0) feet; thence westerly <br />parallel to the north line of said Southwest Quarter of <br />the Southwest Quarter (SWhSWh), a distance of One Hundred <br />(100.0) feet, to a point Forty.(40.0) feet east of the west <br />line of said Southwest Quarter (SW4); thence northerly <br />parallel to the West line of said Southwest Quarter (SWk), <br />a distance of Two Hundred (200.0) feet to the place of <br />beginning and containing 0.459 acres more or less. <br />To have and to hold the above described premises together with <br />all tenements, hereditaments and appurtenances thereto belonging unto <br />the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And grantor does hereby covenant with the grantees and with their <br />assigns and with the heirs and assigns of the survivor of them that <br />grantor is lawfully seised of said premises; that they are free from <br />encumbrance; that grantor has good and lawful authority to convey <br />the same; and that grantor warrants and will defend the title to <br />said premises against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of <br />the death of either of the grantees, the entire fee simple title to <br />the real estate shall vest in the surviving grantee. <br />DATED T U 21 f.,e Q 4 , 1972. <br />Violet WacXer, formerly Violet Lautenschlager <br />&.aro'ald;T� <br />. - <br />117 Exhibit 3 <br />
