200007777 AKA DOCUMENTARY, STAMP TAX JUN 2 9 1972 SURVIVORSHIP WARRANTY DEED Violet.Wagner, formerly Violet Lautenschlager, a widow, in her own right, and Violet Wagner and Harold Wagner, husband and wife, herein called the grantor, whether one or more, in consideration of payments made on a contract dated March 27, 1965, to date, by and between the parties hereto, received from grantees, does grant, bargain, sell, convey and confirm until Willie J. Vogeltanz and Mildred R. Vogeltanz, husband and wife, as joint tenants, with right of survivorship, and not as tenants in common, the following described real property, in Hall County, Nebraska; A tract of land comprising a part of the Southwest Quarter of-the Southwest Quarter (SWhSWh) of Section Twenty Five (25), Township Eleven (11), North, Range Ten (10), West of the 6th P.M., in Hall County, Nebraska, more particularly described as follows: Beginning at a point on the north line of-said Southwest Quarter of the Southwest Quarter (SWkSW1J), said point being Forty (40.0) feet east of the Northwest, corner of said Southwest Quarter of the Southwest Quarter (SW)4-SWIX); thence easterly along the north line of said Southwest Quarter of the Southwest Quarter (SW&4-SWk), a distance of One Hundred (100.0) feet; thence southerly parallel to the west line of said Southwest Quarter (SW'h), a distance of Two Hundred (200.0) feet; thence westerly parallel to the north line of said Southwest Quarter of the Southwest Quarter (SWhSWh), a distance of One Hundred (100.0) feet, to a point Forty.(40.0) feet east of the west line of said Southwest Quarter (SW4); thence northerly parallel to the West line of said Southwest Quarter (SWk), a distance of Two Hundred (200.0) feet to the place of beginning and containing 0.459 acres more or less. To have and to hold the above described premises together with all tenements, hereditaments and appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. And grantor does hereby covenant with the grantees and with their assigns and with the heirs and assigns of the survivor of them that grantor is lawfully seised of said premises; that they are free from encumbrance; that grantor has good and lawful authority to convey the same; and that grantor warrants and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire fee simple title to the real estate shall vest in the surviving grantee.
