<br />KNOW ALL MEN BY THESE PRESENTS THAT, Andrew D. Gudgel and Lila Kay Gudgel,
<br />husband and wife, Grantor, whether one or more, in consideration of One Dollar and other valuable
<br />`1 consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and
<br />confirm unto Gayle D. Bonnes and Jason C. Bonnes, wife and husband, as joint tenants with right of
<br />survivorship, and not as tenants in common, conveys to Grantee the following described real property in
<br />vy Hall County, NE:
<br />Part of Fractional Block 12, in Windolph's Addition and part of Lot 4, Block 39, Charles Wasmer's Addition
<br />to the City of Grand Island, Hall County, Nebraska, more particularly described as follows: Commencing at
<br />a point on the northerly boundary line of fractional Block 12, in Windolph's Addition to the City of Grand
<br />Island, Nebraska, which point is 106 feet westerly from the northeasterly corner of said fractional Block 12,
<br />the real place of beginning, running thence in a westerly direction along and upon the northerly boundary
<br />line of said fractional Block 12, of Windolph's Addition, for a distance of 52 feet, running thence in a
<br />southerly direction, parallel with the easterly boundary line of said fractional Block 12 for a distance of 140
<br />feet, running thence in an easterly direction, parallel with the southerly boundary line of said fractional Block
<br />12, for a distance of 52 feet, running thence in a northerly direction, parallel with the easterly boundary line
<br />of said fractional Block 12, for a distance of 140 feet, to the place of beginning, being a rectangular tract of
<br />ground having a northerly frontage of 52 feet on West John Street, in said city, and a depth of 140 feet,
<br />To have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the
<br />survivor of them forever.
<br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and
<br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from
<br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special
<br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and
<br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises
<br />against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire
<br />fee simple title to the real estate shall vest in the surviving grantee.
