Norman Krolikowski and Sandra Krolikowski, Husband and Wife, as Grantors, grant to Michael Lowry and Denise Lowry, husband and wife, as Grantees, an option for the purchase of certain water rights in accordance with the terms of this agreement. 2. In consideration of the sum of One Dollar and 00 /100 Dollars ($1.00); the mutual benefits to each party and the money to be paid herein; and other good and valuable consideration, receipt of which is hereby acknowledged, Grantors hereby grant to the Grantees an option to purchase the irrigation water rights, consisting of approximately 13.6 acres of irrigated water rights certified through the Central Platte Natural Resources District, associated with the real estate described as : A tract of land comprising a part of the Northeast Quarter (NE1/4) of Section 27, Township 12 North, Range 12 West of the 6 P.M., Hall County, Nebraska, more particularly described as follows: Commencing at the northeast corner of said NE1/4; thence S00 °02'34"E on and upon the east line of said NE1/4 a distance of 882.00 feet to the Point of Beginning; thence continuing S00 °02'34 "E on and upon the east line of said NE1/4 a distance of 420.95 feet to a point; thence N88 °56'37"W a distance of 370.21 feet to a point; thence S87 °36'55 "W a distance of 440.90 feet to a point; thence N50 °10'28"W a distance of 198.01 feet to a point; thence S77 °07'52 "W a distance of 154.63 feet to a point; thence NO2 °42'02 "E a distance of 899.97 feet to a point; thence N14 °36'24 "W a distance of 243.38 feet to a point; thence N84 °16'19"E a distance of 322.60 feet to a point; thence S84 °42'58 "E a distance of 162.42 feet to a point; thence N88 °36'36 "E a distance of 424.26 feet to a point; thence S12 °36'42 "E a distance of 592.12 feet to a point; thence S06 °47'47 "E a distance of 245.82 feet to a point; thence S89 °56'37"E a distance of 66.93 feet to the Point of Beginning. 4. Said purchase price of $1.00 shall be paid in cash or certified funds at the time the water rights are transferred to Grantees. 5. The option shall be exercised by Grantees delivering written notice of the exercise of the option to Grantors. At said time the parties shall proceeds to transfer said water rights through the Central Platte Natural Resources District, with Grantee assuming responsibility for the payment of all costs and fees associated with the transfer. 6. This is the full and complete agreement between Grantors and Grantees, and all other agreements, written or oral, are incorporated herein. 7. This agreement shall be binding upon the heirs, personal representatives, successors and assigns of the Grantors and Grantees. 9.
