3 <br />201802251 <br />maintain such drainage the City or County may create a drainage district to perform such work. <br />The Subdivider agrees to waive the right to protest the creation of any drainage improvement <br />district benefitting the subdivision. <br />5. On -Site Stormwater Detention. Additionally, contemporaneously with <br />the commencement of construction on Lots 1 or 2, the Subdivider shall construct and thereafter <br />maintain an on -site detention cell designed to flow stormwater into the drainage easement along <br />the north side of said Lot 2 according to plans and specifications approved by the Director of <br />Public Works with jurisdiction over drainage at the time of construction, either Hall County or <br />City of Grand Island. <br />6. Sidewalks. Immediate sidewalk construction adjacent to U.S. Highway 34, <br />Conrad Drive and Goldenrod Drive shall be waived. However, the sidewalks shall be constructed <br />when the property owner is directed to do so by the City Council. In the event a Street Improvement <br />District is created to pave any public street in the subdivision, the Subdivider agrees to install public <br />sidewalks within one year of the completion of such street improvement district in accordance with <br />the City of Grand Island Sidewalk Policy <br />7. Landscaping. The Subdivider agrees to comply with the requirements <br />of the Landscaping Regulations of the City of Grand Island, and plans as submitted to and <br />approved by the City's Building Department. <br />8. Access The access onto Goldenrod Drive /Conrad Drive on lot one <br />(1) shall be limited to non - commercial traffic. <br />9. Easements. Any easements shall be kept free of obstructions, worthless <br />vegetation, or nuisance and the Subdivider shall indemnify the City for any removal or repair costs <br />
