201802217 2018015 <br />insurance against such other hazards as and in such amount as is customarily <br />carried by owners and operators of similar properties and as Beneficiary may <br />require for its protection. Trustor will comply with such other requirements as <br />Beneficiary may, from time to time, request for the protection of the interests of the <br />respective parties by insurance. All insurance policies maintained pursuant to this <br />Trust Deed shall name Trustor and Beneficiary as insureds, as their respective <br />interests may appear, and provide that there shall be no cancellation or <br />modification without ten (10) days prior written notification to Trustee and <br />Beneficiary. Trustor shall deliver to Beneficiary the original policies insurance and <br />renewals thereof and copies of such policies and renewals thereof. Failure to <br />maintain such insurance by Trustor, or renewals thereof, as required hereunder <br />shall, at the option of the Beneficiary, constitute a default on this Trust Deed. All <br />unearned premiums are hereby assigned to Trustee as additional security and a <br />sale and conveyance of the Property by the Trustee shall operate to convey to the <br />Purchaser the Trustor's interest in and to all policies of insurance upon the <br />Property. <br />6. Taxes and Assessments. Trustor shall pay all taxes and special <br />assessments levied or assessed against or due upon the Property before <br />delinquency, and will deliver to Beneficiary copies of the receipts evidencing <br />payment of such taxes and special assessments. On the failure of Trustor to keep <br />any of such agreements, the Beneficiary may pay any such tax, insurance, or other <br />charges, as the case may be, and the money expended, with interest at the rate <br />provided for in the aforementioned Decree, secured by this Trust Deed, and the <br />Trustor agrees to pay the same on demand, and upon the failure to do so, the <br />balance of the Property Equalization shall become immediately due and payable at <br />the option of the Beneficiary. <br />7. Condemnation. If title to any part of the Property shall be taken in <br />condemnation proceedings, by right of eminent domain or similar action, or shall <br />be sold under threat of condemnation, all awards, damages, and proceeds are <br />hereby assigned to and shall be paid to Beneficiary, who shall apply such awards, <br />damages or proceeds to the sums secured by this Trust Deed, with the excess, if <br />any, paid to the Trustor. Trustor will promptly and with due diligence, repair, alter, <br />replace and restore the remaining part of the Property to its former condition <br />substantially to the extent that the same may be feasible and so as to constitute a <br />complete and usable unit. <br />8. Remedies Cumulative. All remedies provided for in this Trust Deed are <br />distinct and cumulative to any other right and remedy under this Trust Deed or <br />afforded by law or equity, and may be exercised concurrently, independently, and <br />successively. <br />9. Acceleration; Remedies; Sale. Upon default by Trustor in the payment <br />of any indebtedness secured hereby or in the performance of any agreement <br />hereunder or under the Decree and Property Equalization provisions secured <br />3 <br />
