TRUST DEED
<br />This Trust Deed is made and entered into this o day of January, 2018,
<br />by and between Jason E. Humphrey, a single person (hereinafter "Trustor"), whose
<br />current address is 305 S. "F" Road, Giltner, NE 68841; Richard W. Whitworth,
<br />Attorney at Law (hereinafter "Trustee "), currently officed at Reagan, Melton 86
<br />Delaney, LLP, 9826 Giles Road, Suite B, La Vista, NE 69128; and Sarah Nicole
<br />Greer, a single person (hereinafter "Beneficiary "), whose current address is 406
<br />18th Street, Aurora, NE 68818.

<br />That Trustor does by these presents grant, bargain, sell convey, and confirm
<br />unto Trustee, with power of sale, the following legally described real estate, to wit:

<br />To have and to hold the same, with all rights, privileges, and appurtenances
<br />thereunto belonging unto the Trustee, his executors, administrators, heirs, and
<br />assigns. The Trustor hereby expressly waives, releases, and relinquishes unto the
<br />Trustee all right, title, claim, interest, benefit and estate whatever, in and to the
<br />above - described premises and each and every part thereof, which is given by or
<br />results from all laws of the State of Nebraska pertaining to the exemption of
<br />Homestead. The Trustor covenants with the Trustee that he will forever warrant
<br />and defend the title to the same against the lawful claims of all persons
<br />whomsoever. The above - described real property, together with all buildings,
<br />fixtures, improvements, and appurtenances thereunto belonging, are herein
<br />referred to as "the Property."
<br />FOR THE PURPOSE OF SECURING performance of each agreement and
<br />covenant of Trustor herein contained and the payment of the principal sum of One
<br />Million Eighty Thousand and 00/100 Dollars U.S. ($1,080,000.00 U.S.), as set
<br />forth in the Property Equalization section on Page 19 of the Decree of Dissolution
<br />entered by the District Court of Hamilton County, Nebraska, at Case No. CI 16-
<br />001 (a copy of which is attached hereto as Attachment B), dissolving the marriage
<br />of Trustor and Beneficiary, at the rate of interest therein contained, which may
<br />hereafter be paid or advanced under the terms of this Trust Deed; both principal
<br />and interest thereon being payable according to the terms set forth in that Decree,
<br />to Beneficiary at 406 18th Street, Aurora, NE 68818, or at such other place as the
<br />holder may designate, in writing, with the final balloon payment of principal and
<br />interest, if not sooner paid, being due and payable on July 15, 2022 (hereinafter
<br />"the maturity date ").
<br />TRUSTOR AND BENEFICIARY COVENANT AND AGREE AS FOLLOWS:
<br />1. Warranty of Title. Trustor is lawfully seised of the Property; that he has
