NIEDFELT, BARRY W. NIEDFELT AND <br />CHRISTIE N. DEPOORTER, GRANTEES, conveys to GRANTEES, the following described <br />real estate (as defined in NEB. REV. STAT. Section 76 -201) situated in Hall County, Nebraska: <br />The South Three (3) Acres of the West Half of the Southwest Quarter of the <br />Northeast Quarter (W1/4SW1/4NE1/4) of Section Twenty -One (21), Township <br />Eleven (11), North, Range Nine (9), West of the 6 P.M., Hall County, Nebraska, <br />subject to the road on the East side of said tract, being a rectangular tract of land <br />662.5 feet, east and west, and 198 feet, north and south and being the premises <br />described in Book 98 of Deed Records, Page 300, and <br />That part of Section Twenty -One (21) Township Eleven (11) North, Range Nine <br />(9), West of the 6 P.M., Hall County, Nebraska, more particularly described as <br />follows: Commencing at a point on the center -line of Adams Street where the <br />center -line of Phoenix Avenue intersects said center -line of Adams Street, thence <br />running in a southerly direction 677 feet along the center -line of Adams Street, <br />thence running westerly at right angles 660 feet, thence running northerly at right <br />angles a distance of 294 feet to a point lying upon the center -line of said Phoenix <br />Avenue, thence running in a northeasterly direction along the center -line of <br />Phoenix Avenue, a distance of 767 feet to the place of beginning, containing <br />approximately 7.35 acres, more or less, subject to public roads and subject further <br />to the C.B. & Q. Railroad Company right -of -way upon said premises, according <br />to the recorded plat thereof and as described in the Deed recorded in Book 115 of <br />Deed Records at Page 465. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that <br />GRANTOR: <br />is lawfully seized of such real estate and that it is free from encumbrances; <br />has legal power and lawful authority to convey the same; and <br />warrants and will defend title to the real estate against the lawful claims of all <br />persons. <br />
