<br />in consideration of the sum of One Dollar ($1.00) and other good and valuable
<br />consideration, in hand paid by ARLENE B. NELSON, Grantee, the receipt whereof is..

<br />premises and the use and im- provement thereof; (b) all rights, covenants, conditions,
<br />agreements and reatrictions contained or referred to in any instruments of record;
<br />(c) rights of way, easements and consents of record; (d) any state of facts or
<br />conditions an accurate survey or personal inspection, made of the premises at the
<br />time of closing would disclose; and (e) any water, mineral or other rights already
<br />'. granted to or reserved by other parties.
<br />General taxes and special assessments of every nature due and payable for the year
<br />1988 shall be the responsibility of Grantor. A11 subsequent general taxes and
<br />special taxes and assessments, which include installments of special assessments due
<br />and unpaid shall he the responsibility of Grantee.
