Bredthauer, Trustee of the Larry D. Bredthauer Revocable Trust dated July 6, 2015, <br />GRANTOR, in consideration of Forty-five Thousand Dollars ($45,000.00) received from GRANTEE, <br />Bradley J. Kelly and Amber L. Kelly, Husband and Wife, as joint tenants with right of survivorship, <br />conveys to GRANTEE the following described real estate (as defined in Neb. Rev. Stat. 76 -201): <br />The East Half (E1 /2) of Lot Two (2), of Stehr's Subdivision located in a part of the West Half <br />of the Southwest Quarter (W1 /2SW1 /4) of Section Eleven (11), Township Eleven (11) North, <br />Range Nine (9), West of the 6 P.M., Hall County, Nebraska; and <br />Part of Lot Twelve (12) of Stehr's Subdivision located in the West Half of the Southwest <br />Quarter (W 1 /2 S W 1 /4) of Section Eleven (11), Township Eleven (11) North, Range Nine (9), <br />West of the 6 P.M., Hall County, Nebraska, more particularly described as follows: <br />Commencing at the Southwest Corner of said Lot Twelve (12) and running thence east along <br />the South boundary line of said Lot for a distance of Fifty (50) feet; running thence north <br />parallel with the West boundary line of said lot to a point where the Northerly boundary line of <br />said lot intersects the Southerly boundary line of Federal -State Highway #30; and running along <br />Southwesterly along and upon the Northerly boundary line of said lot to the Northwest corner <br />of said Lot Twelve (12) thence running southerly along and upon the Westerly boundary line <br />of said Lot Twelve (12) for a distance of One Hundred Fifty Three and Five Tenths (153.5) feet <br />to the place of beginning, in Hall County, Nebraska, both tracts excepting a tract deeded to the <br />State of Nebraska in Document No. 200110260. <br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE that GRANTOR: <br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to <br />easements, reservations, covenants and restrictions of record; <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons. <br />Larry D. redthauer, Trustee of the Larry D.
