REAL ESTATE PURCHASE AGREEMENT <br />AGREEMENT TO PURCHASE REAL ESTATE The undersigned (herein "Purchaser") hereby offers to <br />purchase from the owner (herein "Seller") the real estate located at 921 W 4th Street, and 375 N <br />Greenwich, in the City of Grand Island, County of Hall, State of Nebraska, the legal description of which <br />is: <br />Map Number: <br />Legal: <br />3315 -00 -0- 14500- 019 -0005 <br />ROLLINS ADD N 82' LT 4 BLK 19 <br />201707670 <br />1. Purchase Price and Conditions of Payment: The Purchase Price shall be: <br />One Hundred and TenThousand Dollars ($110,000) to be paid in accordance with subparagraph 1 <br />below: <br />A: Sale by Land Contract. The purchase price shall be paid in accordance with the certain land contract <br />attached hereto and incorporated into this contract by this reference. The down payment to be made at <br />the time of closing this sale shall be $ 10.000 and the balance of $ 100.000 shall be paid at the rate of 0% <br />interest, monthly payments of $ 2,000 from today and every month by the 15th of each month. In May <br />1, 2017 a payment of $ 10,000 will be made. After which, payments of $ 10,000 will be due May 1st of <br />each year until contract is paid in full. In rare case that the $ 10,000 payment cannot be paid, Purchaser <br />will make arrangements with Seller. <br />2. Real Estate Taxes, Assessments, and Adjustments Real Estate Taxes accrued against the property shall <br />be prorated through the date of closing the sale and Seller shall pay all taxes allocated to the property <br />through that date of acceptance of this offer to purchase. Rents, if any, shall be prorated through the <br />date of closing and all rent deposits shall be transferred to Purchaser. Existing casualty insurance shall <br />be canceled /prorated through the date of closing. <br />A�.L <br />
