Hardekopf, a single person, Grantor, <br />whether one or more, in consideration of One Dollar and other valuable consideration, receipt of which is <br />hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto Grant L. Edwardson <br />and Tricia A. Gudgel, as joint tenants with right of survivorship, and not as tenants in common, conveys <br />to Grantee the following described real property in Hall County, NE: <br />Part of Lot 1, Island, and accretions thereto, located in the Northeast Quarter of the Northeast Quarter <br />(NE1 /4, NE1 /4) of Section 11, and part of Lot 1, Island, and accretions thereto, located in the Southeast <br />Quarter of the Southeast Quarter (SE1 /4, SE1 /4) of Section 2, all in Township 10 North, Range 10 West of the <br />6th P.M., Hall County Nebraska, more particularly described as follows: <br />Beginning at the Northeast Corner of said Section 11; thence on an assigned bearing of South 00 °52'09" East <br />on the easterly line of said Lot 1 a distance of 137.97 feet to the southeasterly corner of a tract of land <br />recorded and described in Instrument No. 200504271 of the Hall County Register of Deed's Office; thence <br />South 74 °07'48" West on the southerly line of said tract of land a distance of 982.34 feet; thence South <br />68 °45'35" West on the southerly line of said tract of land a distance of 405.51 feet to the westerly line of Lot 1 <br />of said Section 11; thence North 01 °17'48" West on said westerly lot line a distance of 292.09 feet to the South <br />High Bank of the Platte River North Channel as surveyed and recorded by Charles Beer on January 18, <br />1983; thence North 46 °21'37" East on said South High Bank a distance of 58.30 feet; thence North 64 °16'20" <br />East on said South High Bank a distance of 346.41 feet; thence North 30 °27'25" East on said South High <br />Bank a distance of 62.83 feet to the southerly line of Lot 1 of said Section 2; thence continuing North <br />30 °27'25" East on said South High Bank a distance of 41.59 feet; thence North 52 °36'58" East on said South <br />High Bank a distance of 16.08 feet; thence North 88 °59'00" East a distance of 906.88 feet to the easterly line <br />of Lot 1 of said Section 2; thence South 00 °51'16" East on said easterly lot line a distance of 45.01 feet to the <br />point of beginning. <br />To have and to hold the above described premises together with all tenements, hereditaments and <br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the <br />survivor of them forever. <br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and <br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from <br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special <br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and <br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises <br />against the lawful claims of all persons whomsoever. <br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire <br />fee simple title to the real estate shall vest in the surviving grantee. <br />
