WESTWOOD PARK 5TH SUBDIVISION <br />COVENANTS AND RESTRICTIONS <br />OZ/ I <br />AllAlots in Westwood Park Fifth Subdivision shall be known and <br />described as residential lots. No residential structure shall be �d.4.0 <br />erected, altered, placed or permitted to remain on any lot other than <br />one detached modern single family dwelling not to exceed two stories in <br />height, and not less than a three car attached garage and not more than <br />a four car attached garage, with no more than three overhead garage <br />doors allowed. An additional garage or yard building will be allowed <br />on the back of the lots & must be built of the same quality and material <br />as the outside finish and roof of the residence. <br />II. <br />All buildings shall be set back from the front lot line or from the <br />side lot line in conformity with the building code and zoning <br />regulations of the City of Grand Island, Nebraska. <br />III. <br />No dwelling shall be built on any lot in this subdivision with less <br />than fourteen hundred square feet (1,400) of ground area enclosed in the <br />structure exclusive of one story open porches and attached garages, not <br />less than one thousand square feet (1,000) of ground area in the case of <br />a story and one -half or two story structure w/ 2nd level to be not less <br />than five hundred square feet (500). <br />IV. <br />It will be the responsibility of the owners of each lot to keep the <br />drainage plan of the subdivision draining across their lot and not <br />obstruct the drainage easement with trees, yard fence, building or other <br />obstructions. <br />V. <br />No noxious or offensive trade or activity shall be carried on upon <br />any lot or shall anything be done thereon which may be or become an <br />annoyance or nuisance to the neighborhood. <br />VI. <br />No trailer, basement, tent, shack, garage, barn or other <br />outbuildings erected on any lot of this subdivision shall at any time be <br />used as a residence temporarily or permanently nor shall any structure <br />of a temporary character be used as a residence. <br />00a <br />That all installations of water systems and disposal systems must <br />meet with City and /or State Ordinances and National Code. <br />VIII. <br />No worn out or discarded autos, machinery or parts thereof shall be <br />stored on any lot in said subdivision, and no portion thereof shall be <br />used for the storage of autos, junk piles or any other kind of junk <br />and /or waste materials. <br />
