<br />KNOW ALL MEN BY THESE PRESENTS THAT GREGORY L. GALLES is the
<br />Successor Trustee under a Deed of Trust executed October 17, 2011 by BRETT L DAHMER
<br />and NICOLE C DAHMER, husband and wife, Trustors, in which MORTGAGE
<br />ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee for CHARTERWEST
<br />NATIONAL BANK, its successors and assigns was named as Beneficiary and U.S. BANK
<br />TRUST COMPANY, NATIONAL ASSOCIATION as Trustee, and which was filed for
<br />record on October 18, 2011, as Instrument No. 201107796 in the office of the Register of Deeds
<br />for Hall County, Nebraska. Said Deed of Trust was assigned by the original Beneficiary,
<br />MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee for
<br />CHARTERWEST NATIONAL BANK, its successors and assigns to U.S. BANK
<br />NATIONAL ASSOCIATION by virtue of an Assignment dated November 16, 2016 and filed
<br />for record on November 21, 2016, as Instrument No. 201607805 in the office of the Register of
<br />Deeds for Hall County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee
<br />by virtue of a Substitution of Trustee dated July 25, 2017, and recorded August 3, 2017, as
<br />Instrument No. 201705185 in the office of the Register of Deeds of Hall County, Nebraska.
<br />GREGORY L. GALLES, Grantor, in consideration of the sum of Eighty Five Thousand
<br />Nine Hundred and 00/100 Dollars ($85,900.00) and other good and valuable consideration
<br />received from 1955 Investments, LLC, does hereby grant, bargain, sell, convey and confirm
<br />unto 1955 Investments, LLC, (hereinafter "Grantee" where appropriate), the following -
<br />described real property in Hall County, Nebraska, to wit:
<br />LOT TEN (10), BLOCK TWENTY (20), FAIRVIEW PARK ADDITION TO
<br />THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns
<br />forever. Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That BRETT L DAHMER and NICOLE C DAHMER, husband and wife, as
<br />Trustors, failed to pay to Beneficiary payments which were contractually due, and the
<br />Grantor, at the request of the Beneficiary, elected to declare the entire unpaid principal
<br />balance, together with interest thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by §76 -1006 was filed by Grantor August 3, 2017, as
<br />Instrument No. 201705186 in the office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with §76 -1008, R.R.S.
<br />Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30
<br />days after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on September 8, 2017, as Instrument
<br />No. 201706095 in the office of the Register of Deeds of Hall County, Nebraska. A copy
<br />of said Notice of the time and place of the sale was thereafter mailed to all parties entitled
<br />
