<br />SURVIVORSHIP WARRANTY DEED
<br />KNOW ALL MEN BY THESE PRESENTS THAT, Rief Development, L.L.C., a Nebraska Limited
<br />Liability Company, Grantor, whether one or more, in consideration of One Dollar and other valuable
<br />consideration, receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey and
<br />confirm unto John L. Allen and Tamara J. Allen, husband and wife, as joint tenants with right of
<br />survivorship, and not as tenants in common, conveys to Grantee the following described real property in
<br />Hall County, NE:
<br />The Westerly 22 Feet of Lot Three (3), and the Easterly 21 Feet of the Northerly 89 Feet and the
<br />Easterly 5 Feet of the Southerly 43 Feet of Lot Four (4), Block Twenty -One (21), Original Town,
<br />now City of Grand Island, Hall County, Nebraska.
<br />And
<br />The Easterly Half (E1 /2) of Lot Five (5), in Fractional Block Eight (8), of Kernohan and Decker's
<br />Addition to the City of Grand Island, Nebraska and the Easterly Two (2) Feet of the Westerly One
<br />Half (W1/2) of Lot Five (5) in Fractional Block Eight (8) of Kernohan and Decker's Addition to the
<br />City of Grand Island, according to the recorded plat thereof, and in Addition thereto an easement
<br />over, across and upon the Easterly Two (2) Feet of the Westerly Thirty One (31) Feet of said Lot
<br />Five (5) for the purpose of servicing the dwelling house now situated upon the Easterly Thirty Five
<br />(35) Feet of said Lot Five (5) with respect to repairs and improvements thereto, painting thereof
<br />changing screens and storm windows thereon and any other necessary service to said dwelling; but
<br />said easement to continue only so long as said present dwelling shall stand on the Easterly Thirty
<br />Five (35) Feet of said Lot Five (5).

<br />The Easterly Thirty -One (31) Feet of Lot Four (4), in Block Four (4), Original Town, now City of
<br />Grand Island, Hall County, Nebraska.
<br />And
<br />Fractional Lot Two (2) in Block Twenty -One (21) of Palmer's Subdivision of Lot Seven (7) of the
<br />County Subdivision of the Southeast Quarter of the Southwest Quarter (SE1 /4SW1 /4) of Section
<br />Sixteen (16), Township Eleven (11) North, Range Nine (9) West of the 6th P.M., and also all that
<br />part of Lot Eight (8) of the County Subdivision of the Southeast Quarter of the Southwest
<br />Quarter(SE1 /4SW1 /4) of Section Sixteen (16), Township Eleven (11) North, Range Nine (9) West of
<br />the 6th P.M., as surveyed, platted and recorded, lying and being Northerly of the Northerly line of
<br />the alley, extended, in Block Twenty -One (21) of Palmer's Subdivision of Lot Seven (7) of said
<br />County Subdivision, and lying and being Westerly from the Easterly line of Fractional Lot Two (2)
<br />in said Block Twenty -One (21) of Palmer's said Subdivision, extended, and being the complement to
<br />said Fraction Lot Two (2) in Block Twenty -One (21) of Palmer's Subdivision, so as to make a lot 66
<br />feet wide by 132 feet deep, City of Grand Island, Hall County, Nebraska.
<br />To have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the
<br />survivor of them forever.
<br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and
<br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from
<br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special
<br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right and
<br />lawful authority to convey the same; and that grantor warrants and will defend the title to said premises
<br />against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire
<br />fee simple title to the real estate shall vest in the surviving grantee.
