Swanson, P.C., L.L.O. <br />3906 Raynor Parkway, Suite 105 <br />Bellevue, NE 68123 <br />i <br />NOTICE OF DEFAULT 14366 <br />The undersigned is the Trustee under a Trust Deed executed by <br />Judy Boltz and Derald L Boltz Jr, Wife and Husband, as Trustor on <br />June 8, 2007, in which Mortgage Electronic Registration Systems, <br />Inc. ( "MERS ") Solely as Nominee for Mortgageit, Inc, was named as <br />Beneficiary. Said Deed of Trust was filed for record on June 13, <br />2007 at Instrument No. 200704916 in the office of the Register of <br />Deeds of Hall County, Nebraska. Said Deed of Trust was assigned to <br />Wells Fargo Bank, N.A. on June 14, 2011 by assignment recorded on <br />June 17, 2011 at Instrument No. 201104506 as modified by Loan <br />Modification Agreement executed by Judy K. Boltz and Derald L. <br />Boltz Jr., Wife and Husband on February 1st, 2014 and filed on May <br />16, 2014 as Instrument No. 201402915 in the office of the Register <br />of Deeds of Hall County, Nebraska. <br />Notice is hereby given that a breach of an obligation for <br />which the trust property was conveyed as security has occurred, the <br />nature of such breach is the Trustor's failure to (1) make debt <br />payments as they became due, or (2) pay taxes. You are hereby <br />notified that because of such default the indebtedness secured by <br />said trust deed is accelerated. Trustor has one month from the date <br />this Notice of Default is given to cure said default. Trustor may <br />make payment to Wells Fargo Bank, N.A. of the amount needed to <br />bring this obligation current. Trustor may reinstate after <br />acceleration and may bring a court action to assert the non- <br />existence of the default or any other defense Trustor may have to <br />the acceleration and sale. <br />Further notice is given that because of such default the <br />undersigned has elected tc* sell or cause to be sold the trust <br />property to satisfy the obligations under the Trust Deed; the trust <br />property affected is as follows: <br />
